About Resale
Here are some first hand experiences that serve as tale of caution
- Look up in the internet critics about the company. You may be grateful that you have done this, it`s usually people who have had a bad experience that can help you not make the same mistake. For example, you have paid a high advertising fee, hear nothing about the property and then suddenly hear that you must fly to Spain and meet someone who will buy the property and this person does not even work for the sales company and wants to sell you a bogus resort Your name has been passed on to a con man and it is as simple and as scary as that.
- Advertising is simply too high. $ 600 - $700. Far too much. $300 is also too much. This is a sign that the company has no buyers because normally buyers would pay the commission so a small advertising fee for the seller is more reasonable if there has to be a fee at all.
- Companies will talk about brokers, but are unwilling to explain to the seller who these people are, are they for real? Are they from the hotel industry? Who are they? You have a right to know.
- A sales person will seem over eager suggesting first a high advertising fee and then he comes down by half. Then when he sees that you are not biting he then suggests that you can pay by using some of your points from your ownership and then finally when you say you are no longer interested in selling then the sales rep tells you that you are lying and slams the phone down. This leap frog approach does not seem too genuine!
- With most vacation ownerships you have had to pay membership and maintenance costs. This is standard. What is not standard is when a re-sales company wants you to pay them to take the ownership from you and the company will put their name on the deed! Really this makes no sense! This is in effect stealing and this company will be able to make money on the accommodation at $600 a day, your time share will be worth a lot to them.
- Last but not least, you have called up a company who has a good presentation style and looks a little more professional than the other companies, you give your information and also your home number. You are told there is an advertising fee, not too much in comparison to the other companies. Phone calls begin from the sales company seeing if you want to advertise, you are polite wanting a little more time to think about it. Then you receive a call that there is a mail shop action going out and you wonder who this goes out too, you ask for a copy of this just wanting to see how it looks like and asking is not getting. You are told there are so, so many time shares on the market and they don’t do the advertising and some body else does the advertising and the advertising is out sourced but which credit cards can one use to pay for the advertising because the advertising is going to go up very soon !
- Our tips and information are based on calling up varied re-sales companies and seeing how they have behaved. In most cases it has been disappointing that there is no standard correct way of a trustful approach to re-sales and the seller. In most cases you are left feeling guilty that you did not give your credit card details.
This does not mean that there are no good re-sales companies. We are continuously furthering our research with the hope of finding a company firstly in Europe who we could recommend. Our research continues and it is very important to continue this. If a company is run properly in a correct business like manner there should not be this huge emphasis on a fee by the seller.
